The Regional Manager of Lease Ups is a key leadership position responsible for growing a team of people who will effectively execute the company?s business strategy for lease-up communities. The new development assets require a special understanding of start-up operations and a major outside sales focus. Regional leaders are empowered to drive the financial success of multi-million-dollar communities and assets within a defined portfolio/region while providing strategic leadership, management oversight and accountability for several areas of performance including leasing velocity, property operations, portfolio financial results, compliance, talent acquisition, team member development, customer and resident satisfaction, asset start-up & preservation, service, facilities & expense control. You ensure that established business strategies and financial performance targets are achieved or exceeded. Responsibilities: ? Drive achievement and maintain occupancy of the asset to ensure absorption & the rate schedule is achieved. ? Create & manage the Lease-Up Business Plan for the onsite team to be prepared to create a wonderful place to call home for residents amongst ongoing construction. ? Think strategically. Take initiative with an ownership mentality. Make decisions. Be proactive. Drive accountability & ownership of self and team. ? Source, recruit, hire and develop top talent for all community positions. Utilize company recruiting tools for identification of top tier talent. Contribute to developing future RR Living maintenance service leaders and management and sales leaders through in-person coaching, completion of feedback forms and the 360-performance review process along with the use of onboarding guides & the online Grace Hill training portal. Be willing to promptly make the difficult people decisions when needed as it relates to underperformers not making significant progress. ? Manage performance. Establish performance goals and achieve set goals. Inspect what you expect and then follow up. Utilize OneSite reporting daily, weekly, and monthly to monitor & proactively drive performance for revenue, occupancy, leasing, renewals, rental rates, rent collections, expense control & production of rent ready homes. ? Maintain ethical, professional, and courteous relations with residents, teammates, and contractors ? be the example of RR Living core values to partners, investors, team members and residents. ? Be a key contributor to the attainment of all management company goals. ? Work closely with project and construction teammates on the development of operations for new and future developments & assets (multifamily) ? Participate in regular property inspections through regular property visits, onsite 3 days/week until community is stabilized. ? Maximize revenue through consistent service, timely unit delivery, income collection, expiration management, leaseholder accountability, ancillary income opportunities, expense management, rate growth & frictional vacancy reduction to achieve budget expectations. ? Exceed customer expectations. Ensure consistent, service excellence (the WOW factor) every day. Ensure amenities, lighting, common areas and grounds are clean, in good working order each day. Promote resident and community events at each asset to build a sense of purpose within the community. ? Great all people fairly in accordance with Fair Housing Guidelines. Ensure amenity areas, mailbox areas and pool areas are exceptionally clean and in good working order 7 days each week. ? Oversee Takeover Plan for new dev projects, heading the blue-tape walks, accepting units & buildings, and setting up vendors properly for new assets. ? Build reliable property budgets. Manage and achieve budgets. Identify, manage & minimize inefficiencies & negative financial variances through proactive monitoring, decision making, expense control and strategy. Produce, develop & promptly execute plans that successfully drive results. ? Reduce risk by ensuring team members complete all required training in a timely manner, follow safety guidelines and act in accordance with Fair Housing and all regulatory guidelines. Ensure leases and applications are completed accurately and in a timely manner, keeping in mind the need to adhere to screening criteria and consistency. ? Actively participate in due diligence of new assets and preparation for disposition of assets. Ensure successful transitions in a consistent, proven manner that builds buy-in, confidence & immediate performance & budget achievement. ? Ensure property is rented to capacity by implementing creative marketing strategies and developing a top performing team of leasing professionals. Requirements ? A strong background in multiple years of multifamily property management is required. ? Understanding and proven track record in lease-ups multifamily communities. ? 3+ years of experience in managing multiple direct reports. ? Proven ability to drive positive results while representing and promoting core values. ? Excellent verbal and written communication skills. ? Solid analytical skills and working with income statements and financial statements. ? Proven examples of change leadership and responsibility for on-site project management. ? A sense of empowerment, accountability, and success at achieving goals, driving performance, and developing team members. ? Experience with RealPage, AppFolio or similar property management software preferred. ? College degree preferred; high school diploma required. ? Experience working with value-add or renovation of properties. ? Certified Property Manager (CPM) Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) appreciated. ? Demonstrate the ability to apply principles of logical thinking to define problems, collect pertinent data, draw valid conclusions, decision making, and initiate appropriate courses of action. ? Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications. ? Working understanding of OSHA laws and regulations and MSDS requirements. ? Comply with expectations as demonstrated in the RR Living Employee Handbook. ?
