What you will do
• Set up a new Airbnb listing under our account
• Run Booking.com change-of-ownership or build new if required
• Write clear titles, summaries, amenities, house rules
• Curate and sequence 30 to 40 photos with short captions
• Configure policies to match operations
• Map base 16 guests plus extra-guest fee to a maximum of 30
• Build rate plans
o Seasons, weekends, length of stay, last-minute, orphan gaps
• Advise and set dynamic pricing with PriceLabs, Beyond, or Wheelhouse
• Optimise OTA SEO and content score to 95 percent or higher
• Set up saved messages for instant confirmation, T minus 7, arrival, mid-stay, and check-out
• Propose promotions with fences such as mobile and country rates without discounting the brand
• Hand over a weekly owner playbook

Must-have experience
